Before you buy by the coast, ask these questions.
A checklist for evaluating coastal Florida homes with clear next steps and links to official resources.
Coastal homebuying checklist
Coastal real estate can be wonderful, but every property's details matter. Use this list as a starting point and verify property-specific answers through inspectors, insurance professionals, public records and other qualified experts.
Flood maps and flood history
Check the address against official flood hazard mapping, ask what is known about past water intrusion and request applicable disclosures. Flood zones are only one part of risk.
Homeowners, wind and flood insurance
Before your inspection period expires, obtain actual property-specific insurance quotes and ask which inspections and documents insurers require. Never assume a quoted premium based only on another property.
Roof, windows and openings
Ask about age, permits, installation documentation, wind-mitigation inspections and visible condition. Labels such as “hurricane-rated” should be supported by the relevant product approvals and records, not just marketing text.
Structure, moisture and salt-air exposure
Have a qualified inspector evaluate the property. Salt air, moisture, drainage and building materials can create maintenance needs that vary greatly from home to home.
Utilities, property taxes and association rules
Review the property's tax history with the property appraiser, identify expected changes after a sale, and review all HOA or condominium documents where applicable.
Location-specific lifestyle
Consider access, driving routes, parking, outdoor space and noise characteristics during different times of day. Visit personally where possible.
Nothing here substitutes for legal, engineering, insurance or lending advice. It simply helps you arrive at those conversations better prepared.
